when they issue you a new policy, an inspector is sent out to check the house out. No one wants to insure or invest in a home that is tearing apart, or is located in a hazardous zone. They will cover you, the problem will come when the dog attacks someone and the victim files a claim. The isnurance company may or may not cover you. If they do, shortly after they will kik you out and not insure you again.

The insurance company can do a home inspection, in which they would see the dog. Most companies do look for certain breeds including mixes, and any other animal with a bite history or exotic animals. They don't ask for papers, however if they find you do have one of the black listed breeds and did not mention it on the application (falsifying/misrepresentation an application) the company can non-renew you if they want to. In this case, you now have a limited time to search for coverage and your rates could go up.

If you let your company know this upfront and in advance, they might just exclude personal liability coverage on your homeowners policy.

Well, yes, they ask. If you have a claim, even if it's not dog related, they will notice the dog. If you do have a dog bite claim, then it's a bit obvious. They can ask your neighbors.

Usually, if it's a mixed breed, and it LOOKS at ALL, has ANY physical features of the breed, that counts. THEY don't have to prove that the dog is a pitt mix - YOU have to prove that it ISN'T. And if you acquire a new dog, even if it's NOT a pitt mix, if it is at ALL aggressive, they can flat out cancel you anyway, even if it's not a prohibited breed.

They don't ask, but there is a good chance they will find out anyway. My aunt has a trampoline in her back yard, which is prohibited, but she figured no one would ever know. It went unnoticed until some teenager tried to dial a number on his cell and hit the front of her house. Her insurance company (along with his) came out to inspect the damage and saw the trampoline.

They also find out when the dog attacks someone in the neighborhood or gets loose and chases the mailman and a complaint is filed.

There are plenty of incidents that could take place that would cause the insurance company to come out.

The problem will come if you ever get sued because of that dog's actions. The insurer can then decline to defend you or cover your losses.

Yep, Texas is the only state where Workers Comp insurance is not required by law. HOWEVER. If you hire an uninsured sub, then YOU are still on the hoook for the benefits, even if you don't have a policy in place.

So. You can't buy workers comp insurance for just subs. But unless you want to be stuck holding the bag, you will need to require your subs to buy workers comp insurance, AND provide you with proof of coverage. Otherwise, YOU will have to pay lost wages and medical costs.

The same goes for professional liability, auto liability, and general liability - YOU, the general contractor, are on the hook, unless your subs are fully insured, naming you "additional insured" on their policies.

See, too many businesses try to get around paying for benefits and coverages for employees, and to get around paying taxes on their payroll, by calling them subs. So the law has reacted, by holding the general responsible for any uninsured subcontractors.

Your agent should be advising this.

If the money passes through your organization, you DO need liability, workers comp, auto liability, professional liability, and likely property coverage.

I do not know who came up with the director of KISS, but this book it embodies. For those who do not know what KISS means Keep It Simple Stupid. "A quick search on this principle will tell you the following from Wikipedia:" In the case of a problem, it is a common complication, the trend can lead to solutions that are linked much more effort than the problem, or that intelligent solutions to process exceptional cases in this problem domain. Under the resolution computer system problems, analysts have been defined in the past, it is difficult for the people a simple problem may be beyond all recognition. "<br /> <br /> This is the genius of Mr Fowler's book. As a businessman and community leader, my experiences have revealed to me, saying this was simply the key to success. Once you start to complicate things, the more likely you are to find themselves in trouble. <br /> <br /> The book's subtitle says it all: "A reasonable guide to building a successful insurance business." The details of the product clearly indicate that the book is only 54 pages. It would take a bit of paper thick enough to make it look like a novel. <br /> <br /> A smart consumer is an informed consumer. When I buy books, I know what I usually get before you buy. <br /> <br /> Bottom line. Sometimes we need some common sense in our lives to help us succeed. Ask Thomas Paine. <br /> <br /> I love the book and recommend it to anyone looking for an easy way to create order in their lives, most often leads to success many of us want .Rating: 5.5
